If you are appealing a property tax assessment

The deadline is the part that decides most cases. You have 25 days from the date your TRIM notice was mailed — not from when it reached you — to file with your county’s Value Adjustment Board. There is no general extension.

Read what actually wins an appeal first. That page includes the situations where you have no case, and we would rather you knew that before spending the $50 filing fee than after.
